Sachin Tendulkar reportedly just bought 3.86 acres in Lonavala for ~₹70 crore. The headline is the price, but the more interesting story is what it says about where Indian real estate demand is going.

Here's what stood out to me:

1. Land is the asset, not just the apartment. The largest 3.09-acre parcel alone went for about ₹63.69 crore. Wealthy buyers are increasingly choosing scale and optionality over another flat in the city.

2. Leisure corridors are maturing. Lonavala is around 100 km from Mumbai and 60 km from Pune, and has become a popular second-home destination for celebrities, HNIs and investors. Better connectivity has turned "weekend home" into a serious asset class.

3. Pricing is not uniform, even within one deal. The full-ownership parcel works out to roughly ₹4,735 per sq ft, while the undivided shares came in near ₹1,888 per sq ft. The type of title, the share and the structure on the plot change the math completely.

4. Transaction costs are real. Stamp duty alone was around ₹4.20 crore, roughly 6% of the deal value. Buyers at every level should budget for this upfront.

5. Due diligence matters more as tickets get bigger. Multiple survey numbers, partial ownership and undivided shares are common in land deals. Clean titles and clear documentation are what separate a great buy from a costly headache.

You don't need a ₹70 crore budget for this to be useful. Whether you're buying a plot, a second home or your first flat, the fundamentals are the same: know what you're actually buying, verify ownership, and understand the true all-in cost.

Big names make headlines. Informed buyers make good decisions.
